How do I create a visualisation showing the relationships between the titles in my project?

How does Title Hierarchy work? 💡

When you have multiple titles in your project, we'll use those titles and produce a tree diagram showing the relationship between the freeholds and leaseholds. If there is only one title in your project, a diagram will not be generated.


Where can I find these visualisations? 🔭

The Title Hierarchy visualisations will appear in the Scoping Report, Detailed Report in the Title Hierarchy schedule and in the Portfolio Report in the Title Hierarchy tab.

Scoping Report

In the Scoping Report, scroll down to the Title Hierarchy section where we organise the titles in your project into a tree diagram.

  • All freehold titles will appear at the top level (in green 🟩).

  • In the second level (L1), we will show headlease(s)(in blue 🟦).

  • In the subsequent levels (L2, L3, etc.), we will show any subleases (in purple 🟪)

We'll also give you these details (where available):

  • Property description

  • Proprietors of each title/lease

  • Date of the lease

  • Length of the lease

Detailed Report

In the Title Hierarchy schedule, we'll organise the titles into a tree diagram, following the same structure as the diagram found in the Scoping Report.

Portfolio Report

Within the Title Hierarchy tab, we'll set out the following details (where available):

  • Demise

  • Length of the lease

  • Parties to the lease

  • Proprietor of the lease

  • Date of the lease

  • The total number of leases noted in the Schedule of Leases

  • The total number of subleases uploaded to the project


What if I have a title which doesn't relate to the other titles in my project?

If you have a title which isn't a leasehold title relating to another leasehold or freehold title in your project, the title will still be included as part of the title hierarchy visualisation. We will show these titles like this:

  • Scoping and Detailed Reports

    • For any leaseholds which don't derive title from any of the freeholds in your project, we will set these out under an 'Unknown' Freehold- see below for an example ⤵️

  • Portfolio Report

    • Similar to the approach we take with the Scoping and Detailed reports, we will flag that there are no related freeholds in your project in the Freehold column and will indicate the Superior Title Number as being 'Unknown'- see below for an example ⤵️
