How do I obtain Filed Copy Summaries?

A quick guide to getting summaries of your filed copy documents

What is it?

Filed Copy Summaries analyses documents which have been referred to on the title. This can be conveyances, transfers, agreements, leases, deeds and charges. High level summaries are then included in your reports!


How does it work? πŸ’‘

To unlock Filed Copy Summaries, you need to purchase the filed copies from the Land Registry via Avail by adding the Filed Copies upgrade or you can now upload your filed copies if you already have them to hand!

Once unlocked you simply click 'Sounds Great!' in the pop-up that appears, or scroll down to the Filed Copy Summaries row to add the upgrade.

Our platform will then analyse those filed copies, give you the verbatim wording relating to the relevant provisions mentioned in the linked title entry and produce two summaries - a long form summary and a key commercial term bullet point summary, both found in a schedule. This is accomplished primarily through a fine-tuned generative AI model that delves into the documents to extract key information and generates concise summaries to help you with your due diligence.

The idea of the verbatim extraction of the relevant provisions and these summaries is to give you a starting point before you begin your full analysis, helping you get to grips with these documents much faster! 🀩


Where will they appear?

The verbatim extraction will appear in our Detailed Report within the Title Data Report section. The overall summaries will appear in our Detailed Report within a schedule as well as our Portfolio Report in the Filed Copies tab.


How accurate is the analysis? 🎯

The main reason for using generative AI as the starting point for our analysis is because of its ability to understand context and extract/summarise relevant information very powerfully. However, it is not infallible. The accuracy depends on the complexity of the document being reviewed, as well as the quality of the filed copy scan that it's attempting to summarise.

This is a little bit different to the rest of our report, and these summaries should always be double checked to ensure they've captured the information you need.


Does the analysis style change from document to document?

The analysis style may vary slightly, due to the nature of generative AI. Through our refined prompt engineering and fine tuning, we have defined the style of analysis to reduce variations - this will improve over time.


What happens if a filed copy relates to more than one title entry? πŸ“‘

When a filed copy is referred to more than once, in the Filed Copy Summaries schedule, there will be links in the relevant entry which will take you to the respective summaries. Take a look below for an example ‡️

In this example, you can see links to entries A19 and A20 at the top.
