How do I produce Land Registry Forms?

A guide to producing Land Registry Forms on Avail Title

What is the Land Registry Forms feature?

Avail populates a selection of the most frequently used Land Registry forms with your title information and project details, so you don't have to manually do this (and saving you heaps of time!).

We will produce the following set of forms in the Land Registry's template form:

  • AP1 - Changing the register

  • AN1 - Entering an agreed notice in the register

  • CN1 - Cancelling notices (other than unilateral notices)

  • CH2 - Entering an obligation to make further advances

  • DS1 - Cancelling entries relating to a registered charge (mortgage)

  • DS2 - Cancelling entries relating to a registered charge

  • DS3- Release of part of the land from a registered charge

  • RX1 - Entering a restriction

  • RX2 - Disapplying or modifying a restriction

  • RX3 - Cancelling a restriction (registration)

  • RX4 - Withdrawing a restriction (registration)

  • TP1 - Transferring part of a registered title

  • TR1 - Transferring a property

  • TR5 - Transferring a portfolio of titles (whole or part)

  • UN1 - Entering a unilateral notice

  • UN2 - Removing a unilateral notice.

For DS1s, DS2s and DS3s, you'll find 1 form per registered charge, for RX1s, RX2s, RX3s and RX4s you'll find 1 form per restriction and for UN2s you'll find 1 form per notice. For the remaining forms, there is 1 form per project.

In addition to the above forms, we will also produce an Excel Spreadsheet containing all the information, with separate tabs for each form. You can use this spreadsheet to assist if you make digital applications via a third party application to the Land Registry.

What information is being populated?

We will include key data from the titles in your project, including:

  • Title numbers

  • Local authority

  • Property addresses

  • Owners (where relevant)

  • Lenders and Beneficiaries (where relevant).

We'll also include your Project Name / Client Matter Reference as the 'Reference' and your email where relevant.

Everything we populate is highlighted in yellow, making it easier for you to review and edit πŸš€

Why is Avail doing this?

Avail Title already extracts key title information from title documents. We know that all property transactions that need to be registered at the Land Registry require specific Land Registry forms to be submitted.

How do I download these forms?

On the Download Report page, simply click on Land Registry Forms to download the entire pack of pre-populated Land Registry Forms and Excel Spreadsheet πŸ—‚οΈ

We give you all the forms (except for DS1s, DS2s, DS3s, RX2s, RX3s, RX4s and UN2s where they aren't applicable), as we don't know the details of your transaction. You can simply save the relevant forms and ignore the rest.

Why can't I see a DS1, DS2, DS3, RX2, RX3, RX4 or UN2?

If you don't see a DS1, DS2 or DS3, this will be because there are no registered charges in your project. If there are no restrictions on title, you won't see any RX2, RX3 or RX4 forms and if there are no unilateral notices, you won't see a UN2.

Do you make the Land Registry applications?

Avail does not make the applications for you, but this feature helps to speed up your form filling in time, so you can make the applications much quicker and more accurately, to ensure you meet any client deadlines and to avoid requisitions!
